As a general rule of thumb, when submitting your offer, it’s best to provide as much information as possible about yourself and any other guests staying at the property. As a general rule of thumb we request the photo page of your passport, as the primary means of identification. The reason is, it is faster to process than other means of identification, which could result in a delay your rental offer. You should take a full and clear photo of your passport photo page rather than submitting a digital copy, as digital copies maybe altered. When submitting a photo of your passport please ensure it is clear and readable and the bar code at the bottom of the page is readable.
We will inform you as soon as possible whether or not your offer is accepted. If it is not accepted, we will provide you with the reasons why. It could be anything from the offered rent being too low, the moving dates being too far in advance or specific requests not being agreed to. It’s best to be flexible when considering any counter-offers from Landlords if you really like the property and want to secure. We will of course, endeavour to mediate and negotiate on your behalf with the Owner to try and reach a mutual agreement that works for both parties. The good news is over 90% of all Offers received from our Guests have led to a successful tenancy!
Typically it takes 48 hours to get offers agreed after discussions between our Guests and Owners. In some instances it may take longer as either party could be abroad in different time zones. We’ve agreed Tenancies with guests from the USA and landlords in China. So time delays have to be factored in. It is very rare that offers take more than 1 week to get agreed.
Once your offer is agreed in principle by the Owner, it is still subject to Referencing of all Guests. This means your offer could still be declined after referencing has take place. But we will request for you to pay a Holding deposit after the offer is agreed in principle and before referencing can commence. By paying the Holding Deposit, it means your offer will be given preferential treatment once it is paid so that Referencing can start on your application to rent the property.
To calculate the Monthly Rent payment, simply take the Weekly Rent Advertised and multiply by 52 weeks to get the Total Annual Rent amount payable. You then divide the Total Annual Rent by 12 months to get the Monthly Rent amount.
For example
Total Annual Rent = £500 per week * 52 Weeks = £26,000
Monthly Rent = £26,000 / 12 Months = £2,166.66 Per Month
