Rental Locations

These are six main residential rental areas in Bangkok:

1. Sukhumvit
Sukhumvit Road between Sois 1-63 remains the most popular area for expatriates to live. Most of the rental properties are apartments (single-ownership) and condominiums (multi-ownership).

There is a limited supply of detached houses with gardens or swimming pools. A limited number of townhouses are situated in secure compounds with facilities and swimming pools.

The BTS sky train provides good access to the Central Business District (CBD) and shopping.

Sukhumvit has two of Bangkok’s best hospitals (Bumrungrad & Samitivej) and numerous shopping centres, restaurants and schools including the popular ”New International School” (N.I.S.T.).

2. Lumpini
Lumpini is in the Central Business District (CBD), and offers a range of modern apartment buildings and condominiums.

Unit sizes tend to be smaller than in Sukhumvit and more expensive. There are few single homes or townhouse developments with facilities.

Many of Bangkok’s best hotels are located here: the Four Seasons, the Grand Hyatt Erawan, the Conrad and Plaza Athenee. Bangkok’s best shopping centres including Central Chidlom, Central World and the Siam Paragon and Gaysorn are all linked by the BTS sky train.

3. Sathorn / Silom
The Sathorn/ Silom area close to the CBD is popular and the majority of the rental homes are situated off Sathorn Road.

Most rental accommodation is apartments and condominiums with few quality single homes or townhouse developments.

The nearest mass transit stations are the Sala Daeng and Chong Nonsi BTS sky train stations and the Silom and Lumpini MRT subway stations.

4. Riverside / Rama lll
This area incorporates Charoenkrung, Charoennakorn, Rama lll and Narathiwas-Ratchanakarin Road on the both sides of the Chaophraya River. The main attraction is water front living and river views.

The Bangkok side of the Chaophraya River has a limited number of rental apartments and condos. The Thonburi side of the river is less attractive because of the limited number of bridges linking those areas to the CBD. Some of the condominiums provide a free boat service to the Saphan Taksin skytrain station on the Bangkok side of the river. The extension of the sky train network across the river will also increase accessibility.

5. East Bangkok
East Bangkok is a major suburban housing location, which is popular amongst parents who want to live close to the Bangkok Patana School (British curriculum).

A limited number of housing estates are popular among expatriates, offering single homes with facilities such as a clubhouse and swimming pool. The most popular housing developments are Lakeside I and II, Moo Baan Laddawan and Ek Pailin.

There are also several new expat standard apartments and condominiums.

6. North Bangkok
North Bangkok is particularly attractive to American expatriates due to the location of the International School of Bangkok (I.S.B.) which offers an American curriculum.

The most popular property development is Nichada Thani, which is a secure housing estate where I.S.B. is located and where there is a mix of single houses, condominiums and townhouses. The site includes a clubhouse offering a wide range of sports facilities.

Single homes at Nichada Thani are some of the most expensive houses to rent in Bangkok.  Just outside the compound there are several apartment buildings and townhouse developments with facilities.

Shopping and entertainment facilities are more limited than in the central areas and commuting to downtown Bangkok can be time consuming.
