Condo for rent

CBRE offers a range of properties for rent from condominiums, apartments and serviced apartments with professional management and good common facilities to townhouses in gated communities and detached houses for tenants who prefer a personal outdoor space.

Condominiums or “condo” is commonly known as apartments or flats in other countries. A condominium is a building whereby individual owners own the residential units and the common areas and facilities are jointly owned by all co-owners.

In Thailand, the key difference between a condominium and an apartment is the ownership structure and property management. A condominium is owned by multiple owners i.e. co-owners of the individual units whereby the appointed property manager is responsible for maintaining the common areas of the building and the individual owners are responsible for their own units. Condominium units available for rent are usually let out on a fully furnished basis, similar to apartments.

In Bangkok, the market offers a better selection and new stock of completed condominiums such as Bright Sukhumvit 24, Royce Private Residences, and Saladaeng Residences, but unlike apartments, the landlord is able to provide limited additional services.

Key locations for condominium rentals:

Condos in Sukhumvit:

The Sukhumvit areas between Sois 1 to 63 are the most popular residential areas for expatriate tenants. The area offers good access to the CBD, as well as offers a range of expatriate oriented amenities such as shopping centers, international schools, hospitals and restaurants. The area offers a wide range of both apartments (single-ownership) as well as condominiums (multi-ownership), but a more limited choice of single houses and townhouses.

Condos in Central Lumpini:

Lumpini is the closest residential area to the heart of Bangkok’s CBD and offers a wide selection of modern properties, including apartments and condominiums for rent. The area offers a range of amenities and proximity to five-star hotels, retail and restaurants. Apartments and condo units located in the Lumpini area are typically smaller than Sukhumvit and also command a higher rent. There is a limited choice of single houses and townhouses in this location.

Condos in Silom/Sathorn:

Silom and Sathorn is another popular area for condominium rentals given its location within the business district. The bulk of the apartment and condominium projects are located off the main roads, with good access to the area’s amenities. Quality single houses for rent are difficult to find in this area.

Condos in Rama III/Riverside:

The Rama III and Riverside areas include Charoenkrung, Charoennakorn, Rama lll and Narathiwas-Ratchanakarin roads. Whilst the choice of apartments and condos for rent in these locations are more limited, the area is attractive for those seeking for waterfront living and river views. The Thonburi side of the river is usually less sought after due to restricted access to the main CBD, although some condo buildings do provide a free shuttle boat service.

East Bangkok

The major suburban expatriate location in East Bangkok is Sri Nakarin Road and Bangna Trad Highway. The location is popular amongst parents as it offers proximity to the Bangkok Patana School, an international school offering a British Curriculum. There are a limited number of housing estates that are favourites amongst expatriates which offer single houses with communal facilities such as a club house and swimming pool. The area also offers newer condominiums and apartments for rent.

North Bangkok

North Bangkok is another popular area for expatriate parents with its proximity to the International School of Bangkok (ISB), an international school offering an American curriculum. The most popular housing estate in the area is Nichada Thani which offers a range of single homes with and without pools, condominium buildings and townhouses, and a communal club within the compound with sport facilities. Just outside the estate there are also other apartments and townhouses for rent. Whilst the area offers a more limited retail and entertainment facilities, its proximity to schools is the key reason for expatriate tenants to choose this location.
